Owner's Title Insurance
Unlike other forms of insurance, title insurance is a one-time premium paid when you purchase your home. An owner's policy protects you from serious financial loss should problems develop regarding the rights to ownership of your property. In addition to covering a loss up to the face amount of the policy, title insurance pays the cost of defending against any covered claim. The primary purpose of title insurance is to eliminate risks and prevent losses caused by defects in title arising from events that have happened in the past. Title companies evaluate the history of the ownership of property and insure that there is nothing in that history that will result in a loss to you such as forged documents, mentally incompetent owners/sellers, clerical errors, inaccurate deed descriptions and probate issues. A title insurance policy is the best protection against potential defects which are hidden despite a thorough search of public records.
Escrow Services
As an unbiased third party, we safeguard escrowed funds and documents while in our possession. We work with the buyers, sellers and lenders involved in the transaction to ensure funds and documents change hands at the appropriate time. Money is released only when all provisions relating to the escrow are mutually agreed to in writing by all parties.
